Ds had leased the property to conduct a retail business, and the track lighting was used to highlight certain items on display for sale. The written lease between the parties was executed approximately on October 16, 1981, for a term of five years ending October 31, 1986. The items in question were removed prior to the end of the lease. The lease contains a specific provision granting Ds the right to remove 'trade fixtures.'
