Facts

Gregerson (P) purchased land from Mr. Jensen not knowing that an earlier unrecorded deed from Mr. Jensen to Mrs. Jensen (D) existed. P sued for specific performance, but the contract and deed between P and Mr. Jensen was also unrecorded. P claimed ownership over Mrs. Jensen based on her failure to record the deed and the fact that they were BFP's. The trial court awarded title to Mrs. Jensen. P appealed.
