P was a tenant in D's apartment house. The lease gave D a right of reentry upon the breach of any condition in the lease and a lien upon all personal effects in P's apartment to secure the rents and other charges. P went in arrears for two months and D without her consent and during her temporary absence unlocked the door, entered, removed her furniture to a warehouse and refused to allow her to reoccupy the apartment. P filed an action for forcible entry and detainer. The jury gave her a verdict of $6,500 for the forcible entry and detainer and conversion and also awarded $3,000 in punitive damages. A new trial was granted D, and P appealed.
