Facts
Margaret executed to John (D) a deed purporting to grant and convey certain real property subject to the exceptions and reservations thereinafter mentioned; the grantor had the exclusive use and enjoyment of the rents, issues, and profits during the term of her natural life along with the right to revoke the deed and then to sell and treat the property as her own. Margaret then died, and her heirs began this action to have the deed declared null and void. Margaret never even attempted to exercise her reserved rights. The court gave judgment to D, and this appeal resulted.
