Facts
Westfield Centre Service, Inc. (P) purchased a Citgo franchise from a Raymond Ditzel. The sale was consummated on May 1, 1973, for $35,000. P entered into several agreements with Cities Service (D) as a result of the purchase. Those agreements included the lease of a gas station for 12 months renewable annually unless a 90-day notice was given. In May 1, 1975, the notice period was changed to 30 days. On June 25, 1975, D notified P that they were going to sell the station for $259,000. P objected to the sale and D terminated all of the leases and other agreements. P sued for an order enjoining D from proceeding and for an order directing D to renew the lease and pay compensatory and punitive damages and attorney fees.
