Facts
Alexander conveyed the property at issue to Defendant (D) on December 2, 1958. D did not record the deed until October 16, 1964. On October 15, 1963, Alexander conveyed the same property to her daughter (P), who recorded the deed on October 23, 1963. Both conveyances were gifts. P had no actual or constructive notice of the prior conveyance until it was recorded. The lower court quieted title to the property in P. D appeals.
