Facts
Parr (P) conveyed a parcel of land to Worley (D) described in the deed as 'lying east of' the highway, and containing 25 acres 'more or less.' The area of the parcel was found to be 25.80 acres if the boundary was measured as the eastern edge of the highway, and 31.57 acres if measured from the centerline of the highway. P argued that the property description put the boundary at the eastern edge of the highway. D counter-sued to quiet title in himself, arguing that the boundary was the center line of the highway.
