Facts

Wright (P) executed an instrument conveying title to real property to her daughter, McNutt, and her son-in-law, Turnbow. In the instrument, she reserved a life estate to herself, along with the power to convey the property outright. Turnbow died, leaving his daughter (D) as his sole heir. Upon learning that plaintiff intended to sell the property, D asserted her interest in it and filed a Notice of Lis Pendens. P sued to clear title.
